Pre-Construction

We believe that 80% of a project’s success is determined during the pre-construction phase. Unlike traditional General Contracting where pricing happens after design, our Construction Management (CM) and CM-at-Risk models integrate us early as a partner to the owner and design team.

Our pre-construction services provide a clear roadmap to completion:

  • Design-Assist & Constructability Reviews:
    We work collaboratively alongside architects and consultants to evaluate project documents, identifying potential clashes, detailing issues, and constructability challenges before they become costly site instructions.
  • Target Value Design:
    We don’t just estimate costs; we actively manage them. By aligning the design with your budget at every milestone- progressing from a Class D to a highly accurate Class A estimate – we utilize value engineering to optimize your investment and prevent “sticker shock” at tender.
  • Advanced Estimating (Destini Estimator):
    We utilize Destini Estimator, our industry-leading and data-driven estimating software, to provide rapid, accurate cost modeling. Because all of our estimating data is timely, our cost models adapt seamlessly as the design evolves, giving you continuous, transparent financial oversight.
  • Risk Analysis & Registry:
    Through thorough early-stage analysis, we identify project risks, long-lead items (such as steel and mechanical equipment), and regional logistical challenges before they can impact the build. By actively tracking these variables in a comprehensive risk registry, we create proactive mitigation strategies that protect your schedule and ensure project certainty.

Managing complex infrastructure requires more than spreadsheets. North Mountain Construction invests in top-tier construction management software to ensure information flows seamlessly between the field, the office, and the client.

  • Viewpoint Spectrum (ERP): A fully integrated construction accounting platform that provides real-time financial tracking, ensuring every dollar is accounted for.
  • Proactive Cost Forecasting: We don’t just report on what was spent; we forecast the “Cost to Complete” on a monthly basis, giving owners clear visibility into the financial health of the project.
  • Schedule Management: We utilize Critical Path Method (CPM) scheduling to manage complex sequencing, ensuring that sub-trades are coordinated and milestones are met.

Execution & Logistics

Building in the Kootenays requires specific regional knowledge.

Construction in the East and West Kootenays presents unique challenges, from navigating mountain passes and winter conditions to managing remote site logistics. Building here requires specific regional knowledge that outside firms simply don’t have. Operating out of our dual offices in Nelson and Fernie, North Mountain Construction is deeply embedded in the region.

Financial Transparency

Success in complex commercial and institutional development is rooted in rigorous construction management and proactive budget control. By engaging North Mountain Construction under a CCDC 5B contract, we integrate directly with your team during the critical pre-construction phase to establish full visibility of project costs. We perform thorough cost planning, risk identification, and value engineering, taking your project from a Class D to a highly accurate Class A estimate. With the budget securely defined, we transition the project to a CCDC 2 Stipulated Sum contract. This strategic approach controls project variables early, dramatically reducing change orders and delivering a high-quality build on time and on budget.

  • Full Visibility:
    Clients have direct access to competitive tender results, trade contracts, and detailed project expenditure reports.
  • Active Verification:
    We act as the owner’s advocate, ensuring that every invoice is audited and every change order is rigorously justified before approval.
