Project Overview
Gerrard Station is a 26,000 square-foot pre-cast concrete building located in the Railtown District of Nelson, BC. Originally designed and constructed as a state-of-the-art cannabis production facility, the ownership decided to pivot the building’s purpose due to a market downturn, transitioning the vacant commercial space into a vital housing support facility. The current initiative, known as the BC Housing Pivot (Phase 2), will transform the building into a “turn-key” 43-unit supportive housing facility complete with a commercial kitchen and dining facilities. Phase 1 of the project was completed between September 2020 and December 2021, while Phase 2 has an $11,000,000 project value and is scheduled for Spring 2025.
Project Transition & Support
North Mountain Construction (NMC) has played an instrumental role in guiding the client, Gerrard Station, through this complex transition. Over the course of more than two years, NMC supported and advocated for the client by pricing out various programming options—including commercial tenancy structures, CMHC rental housing, and the final BC Housing model. While Gerrard Station acts as the developer, NMC supported them through negotiations with BC Housing and is responsible for delivering the completed facility, prioritizing the use of local consultants, contractors, and materials wherever possible.
